Here's to Investing in Your Ideal Kitchen | Hawaii Renovation

Here?s to Investing in Your Ideal Kitchen

Close your eyes and imagine your dream kitchen. Imagine it exactly how you want it. Imagine the way your new floor feels under your feet, and how your perfect counter-tops feel under your fingers as you move through your kitchen. Imagine the way your drawers and cabinets open and close smoothly, and the way the beautiful wood grain almost glows under the perfect lighting. Imagine the soft reflections of the warm accent lighting on the brushed stainless steel of your appliances.

Imagine yourself standing there in your dream kitchen, for the first time after your renovation, and feeling the satisfaction of finally making your dreams come true.

Seven out of 10 Americans consider the kitchen to be the center of the home. It?s where we come together as families in the mornings and evenings of our lives, to cook and to eat together at the kitchen table. It?s why we put so much inspiration into creating our ideal spaces for our families to live in together. It?s why we should create our ideal kitchen the right way the first time.

Most Americans expect their kitchen renovations to have a life of at least 15 to 20 years. Many expect their kitchen renovations to even last the lifetime of the house.

Custom redesign and renovation are worth the investment considering the long lifetime of everyday use expected of the kitchen. Many homeowners shopping for kitchen renovations believe the myth that custom renovation is out of their reach. The truth is, in many cases custom renovation work does not cost significantly more and even represents a better value ? especially when considering the lifetime of your kitchen.

Ask yourself this: Is it worth investing a considerable amount of money to renovate your kitchen and not end up with exactly what you want? Or is it worth investing a little more to ensure you end up with your dream come true for the lifetime of your kitchen and not with something you may not be happy with later?

Jenny Lee is just one of many homeowners who share the buyer?s remorse of not doing their renovation the way they really wanted the first time. When she did her first kitchen renovation, she based her decisions on the absolute lowest price and compromised not only on getting the look and feel she wanted, but also on the quality of the materials and workmanship.

?I should have trusted my gut instinct,? Lee remarked, remembering her doubts at the time about the quality of what she was purchasing. ?One year later, my cabinets and drawers were falling apart, and I was tired of living in the kitchen I had bought for the lowest price when I knew it wasn?t really what my dream was.?

Lee then turned to The Cabinet & Stone Factory for help on the recommendation of a friend. She loved the idea of a one-stop shop to handle her entire renovation. Her previous renovation was a headache because of having to find, work with and coordinate all the vendors, contractors and designers to work together. And when there were problems, everyone would point fingers at one another and not take responsibility or accountability for those problems.

The Cabinet & Stone Factory has been built on the reputation of quality service as a one-stop renovation shop that takes homeowners through the entire design/build process, from creating the initial design concept all the way to the final touches, with a single point of contact and accountability to make their renovations more streamlined and easy.

The Cabinet & Stone Factory prides itself on its quality of service to making sure homeowners are taken care of during the entire process of their renovation; making sure homeowners get their dream renovations done right; and making sure homeowners are truly happy the first time they step into the renovated kitchen of their dreams.

?Knowing that we helped someone make their dreams come true is one of the best reasons we are in this business,? says co-owner David Chang. ?Come in for a free no-obligation consultation, and take the first step toward making your own dream come true.?

Real Estate Foreclosures ? How I Bought A Home And It Paid For ...

Do you want to learn how to buy a foreclosure in today?s market? Well in about an hour and a half I am closing on my second foreclosure in a very short time. In fact the first one that I bought I decided to rent it out. I am making so much profit on it that I am able to pay the mortgage and taxes for the second house with my profit. So basically I will be living in the second home for absolutely free. Let me tell you a little bit about it. It is a 4 bedroom 2 bath home in a nice area with an acre of land. Did I mention that I will be living there for free?

So how did I do that, how did I buy a home at such a great deal? There are a lot of good deals out there right now. There are also a lot of scams out there. So I will give you some hints on how to get a great deal on a home. The first thing you need to know is how much of a home you are truly qualified to own. Most realtors have a mortgage broker that will do a pre-qualification on you and let you know some estimates as far as numbers go.

Once you know how much of a home you want and can afford you need to make sure that you have a suitable down payment. Most banks will do what is called an ?in-house? loan if you have 20% to put down. When you get this type of loan you don?t have to go through most of the hoops that you would have to go through if the bank was planning on selling your loan to another place. In house loans give you the ability to be creative with the financing and to create a good relationship with the local bank in your area.

After you have gotten pre-approved and you have saved up a suitable amount of down payment then you need to establish a relationship with a realtor in your area that has been in the business long enough to see the trends. Talk to them and ask them questions about the home that you are buying. The realtor works for you. They have what is called a fiduciary relationship to their clients. That means that by law they are supposed to look out for your interests over their own.

Having a representative that holds out your best interest is a bug advantage when you are making a huge purchase like real estate. Don?t go out and try to do this on your own.

Here is the blog of a real estate expert where you can get great info on foreclosures Check out Jason?s blog and learn seven helpful hints right now that you can put into practice to get a great deal!

Owner financing-What?s in it for you Georgia? | Wealth Building ...

Below are benefits of an owner finance house deal for both the buyer and the seller.

Benefits for the seller

Most of us want to pay as little tax as legally possible and getting a large sum of cash at closing requires us to pay a hefty tax bill either then or ultimately come tax time. Sellers can pay a much smaller amount of taxes by selling via owner finance or seller financing than if the seller went the usual all cash sale route. Let?s look below for some benefits:

Highest Price. A seller can most often receive the highest price when offering owner financing. Additionally it makes the house or property much easier to sell especially if the market is slow it will make this seller?s property stand out and thus garnering more traffic than if just traditional financing was offered. Often the seller can receive more than the fair market value of the property by offering these terms. People are always willing to pay more for easy qualify owner or seller type financing.

Seller Financing. Because owner financing or seller finance terms are offered the chance of a sale increases dramatically since more people will be able to get the financing and can legitimately pursue the house purchase. In addition the seller may be subject to capital gains tax. In the case of a sale of a property using owner financing it would decrease the sellers tax burden immensely and spread it out over time plus quite possibly provide a nice monthly income.

Fast Closing. You can close quickly as no bank financing is involved. Some financing can take months to get completed but in an owner finance sale you can usually close as soon as the title work is ready and inspections (if any) have been completed.

A seller can save the Broker fee or commission from selling via owner finance as well.

There are several and many significant benefits for the seller but there are benefits for the buyer as well. Please see below.

Holiday Travelers Welcome Back The Vacation

Enlarge Eric Risberg/AP Forget the staycation; more Americans are heading out for far-away fun this holiday weekend.

Eric Risberg/AP Forget the staycation; more Americans are heading out for far-away fun this holiday weekend.

This Memorial Day weekend is kicking off what promises to be the best vacation travel season since 2007. ?Workers are starting to regain enough confidence in their employment situation to ask for and actually use vacation time,? John Challenger said in a written analysis. He?s chief executive of Challenger, Gray & Christmas, Inc., an outplacement firm based in Chicago.

Notes

*2011 numbers are projections from ATA.

Over the past three summers, the travel and leisure sectors have been hurt by the surge in ?staycations,? the stay-at-home alternatives for people who couldn?t afford destination vacations. Once the recession took hold in 2008, millions of Americans had no choice but to look for fun in their own backyards because they had lost jobs or their work hours had been cut. In addition, many people who still had good jobs stayed home, too ? fearful that they might be next in the unemployment line. Today, the headlines about mass layoffs are gone. In fact, planned layoffs are now at the lowest level since the late 1990s. Challenger statistics show that for the first four months of 2011, employers announced 167,239 job cuts ? down 24 percent from a year ago. ?Job security is the strongest it has been in several years, as corporate job cutting shrinks to pre-recession lows,? Challenger said. That change is helping bring back vacation planning. Here?s one way to measure the rebound: The Air Transport Association, which represents major carriers, said that in the summer of 2007, domestic airlines carried about 218 million passengers. After the recession hit, that number of passengers fell to just 200 million in the summer of 2009. With 18 million fewer people getting on airplanes, the downturn rippled out to hotels, rental cars, restaurants and so on.

An IBM analysis of social media shows what was most on our minds last year compared to this weekend.

Enlarge IBM 2010: Costs dominated Memorial Day plans.

IBM 2011: Travelers get into the holiday spirit.

This year, the trade group estimates that during the June-August period, the number of passengers boarding planes will tick up to 206 million. The lodging industry also is reporting gains, with occupancy and room rates running roughly 5 percent higher than last year. The uptick already is being felt this holiday weekend. AAA, the auto club, estimates that 34.9 million Americans will travel 50 miles or more over this Memorial Day weekend. That?s the best figure since 2007, despite this year?s sharp increases in both gasoline and plane tickets costs. IBM found a different way to estimate travel plans. It used advanced computer analytics to look across the social media world ? examining blog posts and tweets ? to see if people were talking about canceling their Memorial Day plans because of inflation. IBM said its analysis identified more than 11,500 individual references to travel and Memorial Day, and found that just 1.6 percent of this year?s posts discussed canceling Memorial Day trips, versus 2.8 percent in 2010. ?Memorial Day travel experienced a gain of more than 14 percent in 2010, and this year we expect to add slightly to that gain, due to an increase in air travel and an improvement in the overall domestic economic picture,? AAA President and CEO Robert L. Darbelnet said in a statement.

Basics Of Horse Care | Home and Family

Posted on | July 28, 2011 | No Comments

Horses are amazingly beautiful and sensitive creatures. Horses require not only understanding and patience to have a horse as a pet, but also requires care.

Herd mentality:

Observe the horse herd in the system, the welfare of each horse in nature depends on an instinctive submission to the discipline of the crew. Instinct is an immediate action. For the survival action of the horse. When horses live in a herd, they often take turns sleeping and keeping potential predators. When the leader of the herd of danger signals, they flee.

Learning respect and rise to the authority begins on the first day in the life of the foal, there is a clear hierarchy in the herd of horses.

Profile is important to keep quiet and horses. Horses naturally do not like unnecessary noise because in the nature of their survival depends on the detection of predators with their audience. Background noise interferes with the detection of predators. This detection of predators is closely linked with the reflexes of a flying horse. Because of these genetic survival, horses have a physiological wiring in the brain that predisposes to prefer peace and to become bothered by unnecessary noise. Many horses can get easily frightened by sudden noises and this can result in injury to the horse, rider, or people around the horse. Talk to your horse in a calm and reassuring voice.

For horses:

A horse will love you, if first and foremost, you treat him fairly, and secondly, if you allow yourself to develop a relationship with her in the same way as for a human partner. There are too many who will look after the material needs of the horse, but do not put anything back into the partnership itself. The horse was born in captivity will identify with another provider and his companion, resulting in a healthy relationship from the beginning. A healthy relationship with your horse requires trust, coupled with respect, love with respect and the desire to please.

Check your horse:

Examine your horse every day and especially before you mount the horse. Carefully examine the horse?s legs and back for any unusual heat or lumps. Make sure the horse?s eyes are alert and not glazed. Listen for any excessive noise or sounds coming from the stomach gurgling of your horse. To detect problems before they become serious is crucial to keep a horse show and alive.

Exercise caution and discretion when around stallions and mares when they are in heat. They have to do with hormones on an order of magnitude that you probably can not understand. Stallions usually bite and some can be easily triggered into violent behavior.

Horse Grooming:

Keep your horse clean. Keep all of the free layer of dirt, mud, sand and sweat from his horse. Brush your horse every day. Choose your horse?s feet every day. Wash the residue of sweat pad saddle or girth every day. Wash dirt or sand residue of the race horses in your legs every day. A number of different problems can occur if a horse?s hair is not clean.

Childcare:

Keep your horse?s stall clean. Make sure the horse?s stall is cleaned every day. Make sure that all moisture is removed and the manure. Replace the removed bedding fresh and clean, dry bedding. The water should be dumped from buckets every day without exception. Dirty and unhealthy bacteria can build up in a bucket, if not cleaned daily. Clean water is important to maintain a healthy horse. Make sure the horse is always fresh, clean water available.

Horse training:

The intelligence of the horse in training is growing rapidly. Coach can make a smart intelligent horse. This close, but the instructor will lead a disciplined but pleasing horse.

Feeding horses

Feed your horse (s) at the same time each day. A horse can upset and colic or injure themselves by kicking the stall or pawing, if not enhanced when the power is expected. You should not make radical changes in the feeding program of a horse. If you need to make a change in the feeding program, make the change gradually. Drastic changes in the feeding program of a horse can cause the horse to colic and in some cases may die. The horse?s stomach is very sensitive to the bio-reactor that maintains a delicate balance between organisms that digest food in the digestive tract of the horse.

Visitors should not feed a horse, you do not own without the permission of the owner, no carrots, no apples, no treats, nothing. The horse could become sick if they have an allergy or a disease.

Be aware of what is happening in your horse, this means that all food, hay, all water, all treats, all supplements, all pills, and every time. This knowledge can save the life of your horse in an emergency. Send this information to the cabin door of your horse to make it accessible to a vet if you are not around in an emergency. Make sure your horse receives a high quality feed and hay. The horse?s health and health depends on the diet you provide for them. Take care of your horse. A rider without a horse is not racing at all.

Vet Care:

Make sure you have a good equine veterinarian. A good vet will save money over time and can save the life of his horse one day. An ounce of prevention is better than cure. Make sure your horse has all the vaccinations that are normal for your geographical location. All horses should be in a good deworming program to control intestinal parasites. A horse should be dewormed by a veterinarian at least twice a year.

Horse Flies:

In summer, spray your horse trailer with fly spray about 10 minutes before loading the horses. Flies have to go out, and horses may not have the annoying flies!

Horse Cooling

Do not spray a hot, sweaty horse with cold water immediately after working a horse. This can cause muscle spasms and binding, or shock, which can be fatal. Wait for the horse to breathe regularly, and use hot water if available. If the horse has heat shock, contact your veterinarian and the vet may advise you to cold hose the horse, while still hot and sweaty. Never put a horse barn, or in a confined space, or when you sweat while they are still breathing heavily. This can lead to electric shock and / or colic, which can be fatal. Walk the horse until the horse is cooled down and breathing is normal.

Shoeing:

Hooves of horses usually grows about 1 cm per month, and lasts for almost a year to grow Coronet band to the ground. Horse?s hooves must be trimmed on a regular basis (about every 6-8 weeks). Shoeing a horse does not hurt them. If you have to grow out your nails, you can put the earring / pin through without causing discomfort, but if you drove through the loss of finger nails, which is attached to the soft tissue, it hurts. When horse shoes are nailed, nailed in a corner so that the horse does not know.

Make sure you have a good farrier, especially if you show your horse in the jump. The shock of landing jumps deepening problems in the blacksmith. If a horse is sore feet or legs from bad angles or bad shoeing the horse can not take off his shoes, lie on a couch, and rub their feet or find another pair of shoes that you can. Improper fitting can lead your horse is lame due to a number of problems including: bowed tendons, jumped the rails, or shoulder / back pain or spasms. Bad shoeing can ruin a good horse, so do not be penny wise and pound-foolish when shoeing is concerned. An ideal horse is much more expensive to maintain a good farrier. And remember not all horses must have shoes, only if they are competing, walking on hard surfaces / rock, or have hoof problems.

Views:

Horses do lay down, but only if they feel very comfortable in their environment. It is not enough to provide stability to dry food and water. Horses often sleep standing up by locking their knees. Horses are one of the few animals that can put half of their body to sleep while the other half is awake. Emotionally and mentally, all horses need to feel they have and be comfortable in their own space!

Enjoy the finer features of the horse must treat them as high-quality care with kindness and good health. In the end, a happy horse means a more comfortable and a happier rider.

Cowboys & Aliens Review - Comic Book Movie

At first blush, hearing ?Cowboys? and ?Aliens? together in the same sentence is a little odd. Make the title of a film ?Cowboys & Aliens? and it seems to be a downright awkward joke, especially when describing the western/sci-fi mashup that is due to hit theaters this week. If you?ve watched my interviews from the Cowboys & Aliens red carpet/world premiere event, in particularly the screenwriters (Roberto Orci and Alex Kurtzman) interview, you?ve heard the cast and crew describe it as such, at least initially. But dig a little deeper and you?ll find that Cowboys & Aliens is a western that just happens to have an encounter of the fourth kind smack dab in the middle of it.

The premise is straightforward. Jake Lonergan (Daniel Craig) finds himself in the middle of the desert without any memory of how he got there, who he is, who shot him, or what the odd device strapped to his wrist is. During his quest to discover his past he runs into a cast of characters, including Woodrow Dolarhyde (Harrison Ford) and Ella Swenson (Olivia Wilde), who help to piece things together? That is until an alien invasion crashes the party and begins snatching up the townspeople, at times quite violently. Comic fan zealots be warned - Although inspired by the ?Cowboys & Aliens? graphic novel, creator Scott Mitchell Rosenberg (you can see my interview with him here) was more than happy to hand over the reins to Favreau and let him run with the story.

Daniel Craig and Harrison Ford are magnificent, especially when they appear onscreen together. This is one duo that I?m hoping to see more of in future films. Craig nails the ?stranger with no name? from classic western films, and brings the grit that he?s famous for in his previous James Bond films. His fights are brutal, bloody, and to be honest, I loved every minute of them? Some of them actually brought back memories of The Patriot with Mel Gibson?

Harrison Ford may not get as much screen time as Craig, but his character ?Woodrow Dolarhyde? is definitely just as memorable as Craig?s ?Lonergan?, if not more so. Two particular scenes, one in which Ford shares with Noah Ringer, who plays ?Emmett Taggart? in the film, may be one of Ford?s most memorable scenes ever. His scene towards the end of the film with Adam Beach?s character ?Nat Colorado? is touching as well. Whether these two scenes in particular caught my attention because of great acting, or because I have four boys of my own, is an entirely different topic. Rest assured that Ford really delivers whenever he?s on screen and the shared scenes between Craig and Ford are not to be missed.

The supporting cast does well in their various roles. Olivia Wilde?s character Ella Swenson is the tough as nails, gun-toting chick with a cowboy hat that you can?t help but want to learn more about (not to mention watch on the big screen). Doc (Sam Rockwell) adds some very well timed humor to the film, which helps to keep it from becoming too serious. Percy Dolarhyde (Paul Dano), is great as the snotty-nosed brat of Woodrow Dolarhyde (Harrison Ford). Some of the best moments in the earlier parts of the film are when Dano shares the screen with Craig. You can just imagine what happens when the tough-as-nails Lonergan runs into the drunken and spoiled Percy Dolarhyde. Emmett Taggart (Noah Ringer) has a fairly small part, but does very well, especially later in the film. Black Knife (Raoul Trujillo) does well as the leader of the Apaches, but isn?t developed as much as I would have liked. Clancy Brown?s character ?Meacham? is a little different from some of his previous roles, but he did very well as the town preacher and priest. There are really too many characters and actors to comment on as the cast is fairly large, but rest assured that each gets their moment to shine and give the audience a chuckle or two (when the scene warrants).

Although the film has a large ensemble cast, which is handled VERY well by Favreau, Orci, and Kurtzman, I have to mention the beautiful Abigail Spencer who plays ?Alice?, Craig?s love interest in the film. If you?ve watched my Cowboys & Aliens red carpet interview with Abigail Spencer, you?ll notice she?s fairly reluctant to speak about her character much. You?ll find out why about halfway through the film, and I have to say I would have loved to see more screen time devoted to her character.

The film?s visual effects are topnotch. As odd as it may seem, they appear perfectly believable in the setting of the Wild West. They don?t overwhelm or dominate the film, as you might expect. Although you don?t see a lot of the aliens until the end of the film, they are superbly done and add the right amount of terror and suspense to the film. Initially they seem to be somewhat flat emotionally, until Jake Lonergan runs into one towards the end that ?seems? to know him?

The cinematography by Matthew Libatique captures the grand and gorgeous landscapes you would expect to find in a western, as does the score by Harry Gregson-Williams. Both of which could be, arguably, the best that we?ve seen this summer

The plot is somewhat predictable, but I think that this is because the film is, as many of the cast and crew have stated, a western first. There are just certain things that go along with a western, and most moviegoers are familiar with them (tough and gritty gunslinger, a damsel in distress, etc.). Are there holes in the plot? Yes, one in particular involves the heroes discovering something in the middle of the desert that shouldn?t be there (you?ll know it when you see it). How this ?thing? got there, and why, is an absolute mystery? Does any of this mean that the movie isn?t entertaining? Absolutely not! The interaction between the characters, the superbly choreographed fight sequences, and the special effects make this film more than what I could have hoped for as I entered the theater.

Cowboys & Aliens was a VERY unexpected surprise. It has a little of everything for everyone. Favreau manages to mash Wild West and Sci-Fi together like peanut butter and chocolate, and if you?re like me, you won?t be able to get enough. The cast and crew not only made the Wild West/Sci-Fi mashup believable, but enjoyable to watch as it unfolded. I loved every minute of it and can?t wait to see it again this weekend.

Cowboys & Aliens hits theaters this Friday, July 29th.

Interview with the Irish director Jason Mehlhorn

Hello Jason. I think the best way to begin is to tell people a little "about yourself, and I am of the opinion that to be the best person to do it but your own good. So ?

Hi Noel, thanks for the invitation. As for me, I make films. Not sure if this is anything of interest to people, but in this case, ask away.

You have a degree. Bioanalytical Sciences, is not it?

Yes.

As the cross came to be on of filmmaking approx. It does not seem that could be called "a natural evolution?"

People are urged to make the film while it is involved in all types of occupations and other areas. My case is far from unusual. I can not remember, think the exact date of Eureka, unfortunately, but I'm looking for movie-watching, at least towards the end of my studies, I think, perhaps through an interest in philosophy, I realized that bridges the sciences and the arts. An interestMovies> would be a number of years later, when I realized people actually do something.

I read somewhere that your award-winning documentary, Ballybough Court, 6 to take us hours to shoot, but almost 3 years. Can you tell us a little "what?

Yes, I will not go down in history as a whole is extremely confusing and boring, but it started out as an effective collaboration with three co-directors. This system really slows downeverything. If I only director I can make creative decisions in a few seconds and move on, but with three affected persons for meetings, debates, discussions, meetings and even more so for the simplest of decisions required. The project was designed to be shot a movie with a lot of other sections, some of whom were, but I have more than 6 hours of direct shoot Ballybough Court, where the old women playing bingo every Wednesday afternoon. Then, during the long post-productionthe other two on the left side. I finally took control of the only bits that really interested me, and ended as a short. But between recording and finishing it, I made ??a film that was more important to me, so that the short took a back seat as I find it difficult to share my attention. But having said all this, I am notoriously fast and notoriously slow when shooting movies in post production. It's something that needs to change, I mean, how many directors can claim to have contributed, their films literally die of old age before they are completed.

[Laughs] At one point she thought that a film is not only possible but also a viable alternative to participation in the competitive world of short films and trying to break through that way. When you reach this point?

Give more or less from start to film in reality, only one question was the right time. I looked at how peopleare directors in Ireland and I'm feeling particularly most people blindly continue to make short films, until someone is, somehow, give them a crack in a feature film. Yes, only very few succeed, but in my opinion is useless after a certain point. Yes, administrators can learn a lot from them in the early days, but you should know when to go forward and take control of their destiny. Also I am not ashamed to say I have little interest as a spectator or a director as a function of something other thanFilm, so that helped the problem.

That's why I'm born again, have yet to make a brief contrast?

Yes, I knew that I knew nothing, so it was very happy on many projects, such as low-and no-budget, to see how other people look at things. Mostly I play, I fell into an area that was, I was always the director, actors and camera people and learned a lot, but not how to do things. In connection with that I began to direct my work, especiallyshort documentaries, and after some time I felt I understood enough to have a stab at a function. So I looked at my bank account and had ? 5,000 or whatever parts, and then through my notebooks for writing stories or see what ideas I had flipped, it could save into a function with the sum of done, money. Eventually I narrowed it's a choice between further and other psychological thriller type movie, and then continue. I was interested in a little more, and I think I have more thanunderstand history.

I think this is a good time to hit one of the many elements that we want to make a movie, so to speak, you ask ? Jason Mehlhorn on the script ?

What to say? I do not know what I perceive as "script-cult" in which a director has to make you feel as perfect as possible to get involved on one side. Of course, a writer, I can take care of the script, but I want to, but I'm feeling pretty hyper-sensitive, if someone else hadwrote to me believe there is not an inherent obligation. But for the moment I try the script as a fine document free use, nearly falling back a bit when things are not improved. The exception is the dialogue as soon as it is locked in the tests, as I keep it right. This is my belief that the film is a visual medium, so that dialogue should be as low as possible and this control must be driven. If the actors improvisetend to talk more. I'm also a little "special to write for the right media, there is little I have more than one feature film script enjoy dialogue brick walls, embedded in a location and in real time. To me this scene is taken I see as totally useless. There are also a lot of scripts that are more similar to typical sitcom.

So the script is finished. And then?

Find real towns, actors and crew. The crew was only 5 peoplethe same number of players in the beginning. And the positions are very few, as you have seen ? a house for about 70% of the film and some scenes around the city to Dublin, for the most part to stop the film is based, and covered too claustrophobic. All pre-production was pretty stressful, because I never have been necessary to make a film like this before and to consider formally how easy everything was, took a toll on produce, especially with my time.

They are theAuthor believes that a director / sometimes no other choice, has its work to produce. So yes, you guessed it, Jason Mehlhorn on the production ?

Well, I need to produce only what I absolutely do not suffer. But if I do not do anything else, and by the time my films are not made. In this sense it is a necessary evil. To see my level of filmmaking [electronic-budget independent film] makers is good very difficult, but I think there's a way to alleviatethe difficulty of it. I made a series of one-day courses on legal and technical tasks involved in the production correctly.

I recommend a little "people who like to know the kind of thing, unless you know you can not be made aware by chance -. You know why someone is informed, or do not know the direction is something where there is a Personal learning curve, it is the opposite in a way, I do not think that can be taught. is, however, if someone forced to directsimultaneously and produce. I recommend you keep the script and then work to produce the simplest, because when things are too complex, you will be spending more time in the organization and the creative side suffer.

It 'from the social media and films clearly show your passion lies in European cinema. Who, if anyone, influenced your work?

Well, probably my three favorite directors Tarkovsky, Bresson andKieslowski, but there's none of their kind in my work, I'm not thinking. On the other hand, are heavily influenced by Jacques Tati, but probably would not even be in my top fifteen favorite directors. But I think I on the nature of the use of the composition of his recordings, editing very easy, am very visual storytelling, slow pace and the use of sound in movies influences. Although told that my first short film done before I was ever heard of some of these properties has TatiStill, I'm not sure.

Here's a question I want to have some "fun with the series, so please forgive me. As I sit here I imagine a lot of chin stroking, because the extent of asking the question, what kind of amused me. Describe yourself in one word?

Alive!

Backfire ? [laughs] Tell us about directing? What is your opinion means include special role, and if you are proposing is a good time to take the plunge? If there is aTime.

I think a good time to do the big step when you feel the time is right, but sometimes ignorance is a blessing. If I had known I would find it difficult I'm not sure if I continued when I did it. But, I have learned so much, that now makes a second aspect not scare me. As for the role ? I see a director try creative as the coordinator of the various sectors of the gel film.

She has workedStarofash / Tveitan Heidi Solberg, a Norwegian singer / musician, the music continues. This is a great result, I found more perfect? How could this happen?

Thank you. I was to hear written an album for them and I had only bought a few and when a song came on, the atmosphere and mood of what the movie so I was her record company sent. It was the first person on board, because I was not looking for someone in that moment I was still writing theScript into reality. Heidi is very versatile, but still a lot of paternity or the style and that was important for me. I wanted the music with a little "character I really did not very conventional thriller score that you are in the majority of low-budget movies a lot, you know, terrible things that sound good with the violin -. Held only very general and sound in bad taste. I also do not think it is source music or CD music library know crowbarred into scenes. I was actually going to gowithout music in the movie when I was not that the album got.

So, here is another opportunity for us to choose your own reason. Jason Mehlhorn on music (guess a controversial approach, so you should keep the feeling)

I'm not a musician and was my first time working with a composer, so I'm not sure the best person to answer a question in some philosophical way. I would recommend using the emotional level of every type of music at the same level ofthe emotions of the scenes, it seems obvious, but I see only very rarely in low-budget films. I think that is because the directors who find their characters more understanding for an audience to believe it.

You are sitting at home with your first feature film in the hard disk. They embark on post-production immediately or directors tend to take breaks between the three main areas of production?

Yes, I think it would break, but I have not, maybe one day of rest orsomething. There were cracks in the film is planned and forced on the road. It is a process of two years, so that full-time would madness.

Take us through the process of post-production? How do you approach? It is a standard path to follow or directors are all different in the approach road to this area?

I personally hate post production, so they would not willingly or voluntarily for other directors, which they do speak. But, I thinkThe process should be fairly similar. Modifies seen a rough cut, to stay put [in a state that is, if they changing stations], working all the sounds and color corrections. In theory it is simple enough. For me it was cutting blocks vision in the last year and I've walked some more noise and color as I walk. Sometimes these things are informed of the changes experienced.

Jason Mehlhorn edit.

I think if a director is also the editing is a good idea to get feedbackProceeding. The last thing a director can do to watch is how their films with any kind of objectivity.

Ok, let's go off film for a moment and refer to an earlier observation about your interest in philosophy. When I get you condense your life philosophy in three sets, depending on where your current beliefs were, what would you write? It's ok if the last sentence: "Noel shoot 'words in it.

My only philosophy of life is not a philosophy Life. Yes, to answer some other excuse, I fear ? I do not like talking about myself!

What was the hardest so far in the movie for you? She took some of the idea of a physical state of being, if it was something that you want to avoid next time, what would it be?

I want to avoid financing the next movie of mine! But that may not be possible. Seriously, I think that the need to manufactureFilm, "as I had before it a toll-free takes on the creative side of things said. I'll look to try to find someone though. As for the hardest, I'd probably still say, post-production.

Ballybough Court premiered the short documentary film at the underground cinema before collecting the award for Best Documentary of the month of September. There must be a proud moment when he has been recognized by others working in the fields of film production in Ireland?

It wasThe first award I have so yes, it was pretty exciting. Although I think the price was more with the theme of the film than anything necessarily have made ??as a director. It was simply a case of directing the camera in the right direction indeed. I've seen most of the other films in this category [Best Documentary] and was very surprised because they were all very good and at least two were funded.

Ireland facts for a moment. How do you think that the currenteconomic chaos here have an impact on the world of cinema in this country in the coming years?

Now, on the one hand, there is less money to spare, so this makes it difficult to film, but which are cheaper and more people are free to work on it! It's a double edged sword, but I think for any filmmaker to create your product with a very small budget is a good thing. I suspect that people who suffer the most, the directors of the higher chain uses the familiar to the luxury of many of their balance sheets. In my eyes it seems more independent films in the past two years that I never noticed before.

I was lucky enough to have seen again a few weeks. It was only after a few visions I could really appreciate the effort, but not what you do with the budget he had limited himself. He meant this kind of cinema, the micro-budget, a place in the wider> Cinemas practice, as is currently the case in Ireland?

Well, to be honest I think low-budget independent film is far better and more interesting, at least compared to the finances of the Irish Film Board. I think the general budget of less force managers to think more creatively to tell a story and I feel even more passionate about them. I've seen some amazing low-budget independent films last year by Ivan Kavanagh, Colin Downey, Donnacha Coffey, RouzbehRashidi and Michael Higgins, to name a few.

What again? Additional copies are available yet for the general public?

I'm going to get into the movie theaters for about a year and see what happens. They are still talking, but outside of film festivals I hope it is at least two public performances in Dublin in 2011. After a year I can see either approach to distributors, which make or distribute the filmI'm working on some traditional style, if not bigger. So, no matter what happens people will see in 12 months if you do not get anywhere else.

I know you have work in this area, Jason, both shoots and made ??in post production and is an area we pay special attention. You want a bit on the sound field to expand ?

Like I said before I think it was something that fell in and some are away from focusing onand write to stage, as it is primarily its purpose. However, I will continue to do for my projects and I will always be a special interest in the possibilities of sound in film. I also have the priority of the sound recording with the same degree of importance and attention, as the camera, almost unknown. Usually the audio department has all the others to solve and are sometimes treated very disrespectfully, but I take a much higher level. It is veryTo create a subtle and emotionally affects the public in a manner do not think that it can be done with a camera.

What happens next project wise?

The only certain thing is to write the screenplay for the thriller feature would only be selected if I had not chosen to go to continue with. It is just an exercise in writing for the most part, but if something really grabs me during the trial that it alone might want to do. Other than that I have two ideas for two functions, canmake for a very small budget, a thousand dollars or so. Both are quite experimental, but is really exciting for me at the moment. I like using a script much more flexible with more and more work with the flow, but not something to be chance or improvisation. After completing more I realized that many of my favorite things in the movie happy accidents or incidents, or ideas that came from the other were. I would like to see if I can create an environment to use these thingsmore.

Finally, Jason, I saw in the United Kingdom, the study of film into the curriculum occurs at an early stage. And 'seep slowly into the system here in Ireland. Do you have any advice for directors who would be taken into account shorts, crazy enough, in fact, felt to be a function?

I always follow your instinct, one of the only director is, in my opinion.

Good advice. Jason, it was a pleasure. I hope that next yearprovides both the Court and other Ballybough the attention they deserve.

Well thank you very much and thanks for Noel took the time to interview me.

Going Green is the Future in Home Savings

Green homeReal estate experts will tell you that the wave of the future includes energy conservation. With the rising cost of fuel as well as environmental education and advocacy prominently noticeable in the public eye, Green building and remodeling is catching on.

The construction of green homes is actually a niche in the state where some builders are reporting an increase in business this year. Following the recession and challenges in the market this increase in activity is amazing news. People want to save on energy, not just now, but over a lifetime, and when it comes to resale value, it helps these days to have that energy saving bonus to your property. It is also possible as more homeowners renovate to add Green features and new homes are built with these features in place, Green may actually become expected by tomorrow?s home buyers.

Green building means considering and incorporating environmental and resource efficiency into every step of the building process as well as how the land is developed to minimize environmental impact. It is a step in a positive direction in dealing with increasing energy prices, waning water resources, and changing weather patterns. According to the National Association of Home Builders, it means making intentional decisions about:

  • Energy efficiency improvements such as high levels of insulation, efficient HVAC systems, high-performance windows and energy-efficient appliances and lighting
  • Water conservation measures such as water-efficient appliances and fixtures, filtration systems, and drought resistant or low-maintenance landscaping
  • Resource conservation using materials and techniques such as engineered wood and wood alternatives, recycled building materials, sustainable harvested lumber, and more durable products
  • Indoor environmental quality considerations such as effective HVAC equipment, formaldehyde-free finishes, low-allergen materials, and products with minimum off-gassing or low volatile organic compounds (VOCs)
  • Site design planning such as minimizing disruption and preserving open space

Newer homes are significantly more energy efficient than they were 20 years ago. About two-thirds of homes have builders who are incorporating at least some green features into the structure and as the home building industry begins to revive, it will be a significantly greener market of homes to buy.

If you are looking for a Green home you should know there are different levels to this designation and the more Green a home is the greater its price tag may be. But you can opt for just a few added energy saving features and still get an amazing value. For example, a home can have green features like above standard insulation and a geothermal heating system that earns it an Energy Star rating, meaning products meet strict energy efficiency guidelines set by the US Environmental Protection Agency. By choosing Energy Star qualified heating and cooling equipment homeowners saving energy and money on utility bills as well as protect the environment by reducing greenhouse gas emissions in the fight against climate change.

If you are searching to be above the pack in Green living, then you would look for LEED building standards which is the US Green Building Council (USGBC) national standard for green building. They have developed a green rating system called Leadership in Energy and Environmental Design (LEED), which is the national benchmark for determining different levels of green. There is a long list of criteria in meet LEED standards and it includes not only the choices of material but how far the building material had to travel (shipping uses fuel) to get to the construction site.

Most important, whether you are looking at an existing home or building your own, realize that you can begin with the basics like good insulation, energy star windows which lower household energy bills by 7-15 percent, an energy efficient furnace or a hot water heater that heats only what you need- when you need it. If your dream home does not have these features, know it is something you can do in the future to increase energy savings as well as the market value of your property in years to come.

Lending institutions Challenge Large Banks web hosting Student Loans

Big banking institutions that provide private-label private student loans bankruptcy tend to be facing brand new competitors from lending institutions that want to issue their own private student education loans.

Lending institutions, within growing amounts, tend to be creating partnerships along with private loan companies such as Sallie Mae and Credit Union Student Choice to deliver private mortgage items to bank members. In one this kind of agreement, South Company Federal Credit Union, that itself has a lot more than Four hundred fellow member lending institutions, will offer private student education loans via Sallie Mae.

Private financial loans, non-federal training financial loans issued by banking institutions and loan companies, are made to aid college students who have worn out their own government mortgage choices. Private financial loans may be used to cover up to 100 percent of the student's approved educational expenses.

Credit Unions Offering Flexibility within Student Loan Applications

A few bank private home loan programs are now being structured to attract families with more than one student in college by allowing mother and father to create multiple withdrawals on a single credit line worth as much as $75,000. Additionally, credit score union-backed student education loans tend to be eliminating mortgage source fees and offer each in-school mortgage payment and deferred, post-graduation payment plans.

In-school payment choices allow college students to lessen the entire interest their own private mortgage accrues before these people graduate. According to Sallie Mae, college students that begin university loan repayments whilst nevertheless in class can help to eliminate their own education loan financial debt by 30 to 50 % over conventional university loan payment plans, that delay payments on payment till following a student has managed to graduate or remaining school.

Investors Looking to Private Student Loans' Long-Term Development

The actual potential customers web hosting loan companies and university mortgage securitization tend to be enhancing slightly. The National Credit Union Management (NCUA) recently sold the bond worth nearly $1.Two million that was supported by student education loans, following previously relying on commercial and residential mortgages to safe its bond product sales.

Credit rating agencies tend to be less sure that private education loan businesses signify a great danger; nevertheless, numerous experts stay positive concerning the long-term investment potential of non-public financial loans.

Fueling investor self-confidence in the longer-term prospective client from the private education loan marketplace is the actual growing demand for student financial aid because report amounts of college students tend to be getting into university each year.

Federal Spending budget Cuts Might Pave the Way for More Private Student Loans

Certainly, private financial loans may acquire share of the market in a more instant future compared to experts have been predicting.

On Capitol Hill, the actual U.Utes. United states senate happens to be battling to pass through the continuation of their previously spending authorization to finance the actual Division of Education's government Pell Grant program, that awards government-issued university grants to monetarily needy and lower-income college students. The current authorization expires December 18.

When the United states senate does not reauthorize the actual financing proposal from its present level, college students who are entitled to the Pell Grant could find their own Pell Grant award reduced or removed. With less Pell Grant aid at hand, several college students would then need to take out more money within student education loans in order to purchase university and finish their own degree.

Our elected representatives has already been considering removal of a federal grant program altogether, because recommended by Leader Obama's Nationwide Commission on Fiscal Responsibility and Change.

The actual bipartisan panel, that recently forwarded its final are accountable to Our elected representatives, recommended the federal government decrease government training grants with different student's pre-college loved ones earnings in support of more government-issued university financial loans, which would have to be paid back, replacing the actual government's coffers, and that would be more attuned to a client's post-graduation earning potential.

However, spending appropriations for an expanded government mortgage program may encounter rigid resistance in the Republican-led House of Reps.

White iPod Touch images surface (Digital Trends)

white ipod touchNothing can quite rival the hysteria surrounding the White iPhone. The thing rose to epic proportions and became the apple (pun intended) of every fanboy?s eye. Now another iOS device could possibly get the white treatment: The iPod Touch.

9to5 Mac reports that parts for the white Touch have surfaced and that the leaked photos show hardware that could have been for a ?scrapped? iPod Touch 4, or possibly the coming next-gen model. The photos are unconfirmed and could be nothing more than an in-house experiment, but something tells us that the success of the first White iPhone means it could become a staple of the iOS line. The units are rumored to be extremely similar with the iPod Touch 5, mostly sporting internal upgrades.

The PMP isn?t going to be even nearly as hyped or desired, but Apple clearly knows how to milk a color scheme. Given how consumers reacted to the White iPhone 4?a phone that had been available for the better part of a year?a new anything from Apple in the coveted color will at least be mildly profitable. If anything, it could find some new revenue for the iPod, whose sales have been steadily plummeting since 2008.
